Why might you be overpaying contributions?

- Charges for demolished buildings: The SII could continue charging you for a warehouse, old house or shed that was demolished years ago, simply because the demolition was never notified or regularized.
- Errors in land use classification: If your property is exclusively for residential use, but the SII has it erroneously classified as commercial (for example, because there was previously a business there), you will be paying a much higher rate than you should.
- Errorly calculated built surfaces: Sometimes the square meters recorded by the SII do not coincide with the physical reality of the property, assuming a larger surface than the actually built one.
- Agricultural land valued as urban: It frequently occurs in rural areas or urban expansion, where land for agricultural use begins to be incorrectly valued with the high value of urban land.
- Error classification of materiality: Sometimes the SII wrongly qualifies the materiality or quality of the construction, assuming higher (and therefore more expensive) standards and charging for materials that do not correspond to the physical reality of the property.
Exemptions and legal benefits to reduce payment
In addition to correcting errors in the cadastre, Chilean legislation contemplates various ways to reduce or even completely exempt from paying contributions:
- Benefit for Seniors: If you are over 60 years old (women) or 65 years old (men), your property is intended for housing and your monthly income does not exceed certain sections established by law, you can access a 50% reduction or even a 100% exemption from paying your contributions.
- Benefits for DFL-2 (Affordable Housing): Homes whose built area does not exceed 140 m² can benefit from Decree with Force of Law No. 2 (DFL-2). This benefit grants a temporary 50% reduction in the payment of contributions for a period ranging from 10 to 20 years, depending on the square meters built.
- Agricultural exemptions: Certain properties intended exclusively for agriculture can pay a considerably lower amount, and even be completely exempt from the land tax on agricultural land, as long as they comply with the regulations and established valuation limits.

How can i find out the tax valuation of my property?
You can consult it for free on the official website of the Internal Revenue Service (sii.cl). You only need to know your Appraisal Roll number (which is the unique identifier of your property) or enter with your Unique Code to see the technical detail and the exact amount at which the State values your real estate.
What is the tax reassessment and how often does it occur?
The tax reassessment is a massive process through which the SII updates the value of all properties in the country to adjust it to the realities of the real estate market and improvements in the environment (such as new metro stations or paving). By law, this process is done every four years, for both agricultural and non-agricultural real estate.
What are the deadlines to claim if the sii increases my contributions?
If you do not agree with the new assessment or detect an error in the collection, the law gives you a strict deadline. Generally, you have 180 days from the date of display of the appraisal papers to file an "Appraisal Claim" administratively. After this time, the process becomes much more complex.
If i expand my house or regularize a shed, will my contributions go up?
Probably yes. When carrying out an expansion and regularizing it with the Municipal Works Directorate (DOM), this information is crossed with the SII, increasing the total registered built area.
